Pre-Purchase Building Inspections
Purchasing a property is one of the most significant financial commitments you’ll make. A Pre-Purchase Building Inspection provides a detailed visual assessment of the property’s structural condition, helping to identify any existing problems, defects, or areas that may require attention. Whether you’re ready to buy or still exploring your options, a Pre-Purchase Inspection gives you the confidence and insight needed to make a well-informed decision.
Pre-Purchase Building Inspections
Purchasing a new property? Then contact Dal Ponte Building Services today. Pre-Purchase Building Inspections are typically carried out within a week and are conducted with honesty, transparency, and the benefit of many years of hands-on building experience. Each residential property is assessed on its individual characteristics and condition.
Inspections are performed in accordance with AS4349.1–2007, with the primary purpose of identifying major defects, minor defects, and safety hazards present at the time of inspection. Where safe and reasonable access is available, the report will cover the condition of the following areas:
- Exterior Components: Walls, windows, doors, support posts and similar structures
- Roof Exterior: Roof sheeting, ridge capping, fixings (screws/nails) etc.
- Roof Void: Timber framework, underside of roof, insulation usage and general condition
- Subfloor: Support posts, floor framing, plumbing elements and overall integrity
- Interior: Ceilings, walls, wet areas, door hardware and fittings
- Other Structures: Any additional structures within 30 metres of the main building
Upon request for a building inspection, a Building Inspection Agreement will be sent via email outlining the inspection cost, scope, and terms and conditions of the inspection and report.

General Building Inspections
If you’re planning to sell your home or another property, a General Building Inspection can be a valuable step in preparing it for the market. Without this inspection, hidden or structural issues may go unnoticed, potentially discouraging buyers or delaying the sale process. I will assess the property and provide a detailed report on any concerns that could impact the success of your sale, giving you the opportunity to address any issues in advance and secure your sale.
General Building Inspections
General Building Inspections are designed to assess and report on defects or issues within a property that may be of concern to the property owner, occupant or insurance company. Whether you’re dealing with ongoing maintenance concerns, recent damage, structural changes or intend to sell a property, this inspection provides valuable insight into the condition of specific areas of the property.
These inspections are conducted in accordance with AS4349.0–2007 and focus on identifying and evaluating particular elements of the structure. I will carefully examine the nominated areas and provide an informed opinion on the nature and possible causes of any identified defects. This can be particularly helpful for insurance claims, damage assessments, or when seeking peace of mind about an issue you’re unsure about.
General Building Inspections can include:
- Targeted inspection of specific areas of concern within the property
- Assessment of damage related to insurance events (e.g. storms, impact, water ingress)
- Identification of structural, material, or construction related defects
- Professional opinion on the potential causes and implications of observed issues
Following your inspection request, a Building Inspection Agreement will be emailed to you. This document will outline the cost, scope, and terms and conditions of the inspection, ensuring complete transparency before the inspection is carried out.

Swimming Pool Safety Inspections
Swimming Pool Safety Inspections are not only mandatory in Queensland, but they also play a vital role in protecting young lives. The Queensland Government has implemented strict regulations regarding pool fences and barriers to help prevent accidental drownings in residential settings. As a Licensed Pool Safety Inspector, I can assess your pool fence or barrier to ensure it meets the current safety standards and issue a QBCC Pool Safety Certificate.
Swimming Pool Safety Inspections
Swimming Pool Safety Inspections were introduced by the Queensland State Government as a vital initiative to reduce the number of drowning incidents involving young children, particularly those under six years of age. Every pool owner has a responsibility to help prevent these tragic accidents, and compliance with strict pool barrier laws is essential.
As a Licensed Pool Safety Inspector, I will conduct a thorough inspection of your pool area to ensure it meets the required standards set out in AS1926.1 & AS1926.2, as modified and integrated into the Queensland Development Code (QDC MP3.4). During the inspection, I will assess, identify, and report on any areas of non-compliance.
Some key aspects that will be inspected include:
- Pool gate and latching hardware
- Pool fence/barrier structure and surrounding climbable objects
- Neighbouring and adjacent boundary fences that form part of the barrier
- Condition and visibility of CPR signage
If your pool complies with all safety requirements, I will issue a QBCC Pool Safety Certificate (Form 23).
To help minimise delays and avoid the need for a second inspection, I can – if time permits and upon request – carry out minor repairs (up to $180) on the day of inspection.
Once you book a Pool Safety Inspection, a Terms of Service Agreement will be emailed to you. This document includes important details about costs, procedures, and what to expect during the inspection. Reviewing it ahead of time helps ensure a smooth process and, most importantly, contributes to keeping children safe around water.
