Pre-Purchase Building Inspections
PRE-PURCHASE BUILDING INSPECTIONS will be conducted within the week and reported truthfully, honestly and using the many years of building experience the residential property will be inspected on its own merit. I will carry out the inspection in accordance with the AS4349.1- 2007. The purpose of the inspection is to identify major defects, the incidence of minor defects and safety hazards associated with the property at the time of the inspection. Subject to safe and reasonable access the inspection will normally report on the condition of each of the following.
*The exterior components; Walls, window, doors, support posts etc.
*The roof exterior; Roof sheeting, ridge capping, screw/nail fixings etc.
*The roof void; Timber framework, under roof, use of insulation etc.
*The subfloor; Support posts, timber frame, flooring, plumbing etc.
*The interior; Walls, ceiling, door hardware, wet areas etc.
*Other structures within 30 metres of the main structure.
On request of a Building Inspection, a Building Inspection Agreement will be emailed to you with the cost, details and the conditions of the inspection and report.
General Building Inspections
GENERAL BUILDING INSPECTIONS are conducted for the purpose of identifying defects on any residential property that may be of concern to the owner/resident/insurance company. I will identify, inspect and report on particular elements of the structure and give an opinion on the possible reasons for the defect. General Building Inspections are carried out in accordance with the AS4349.0-2007 and will report on the following.
*Any particular areas of a residential property.
*An insurance incident or damage.
